Tuscany Properties was born from a simple observation: owning property in Italy is rewarding, but navigating Italian bureaucracy, local systems, and cultural differences can be complex, especially for international owners.
As an Italian–Dutch partnership, we combine deep local knowledge with an international mindset. We understand how things work on the ground in Tuscany - from regulations and contractors to municipal processes - while also recognising the standards, communication style, and transparency expected by foreign property owners.

Luca Pellegrini
Co-Founder & Operations ManagerLuca oversees the operational core of the business, ensuring that every property under our management is maintained, positioned, and performing to the highest standard. Born and raised in Tuscany, he brings deep local knowledge, strong regional relationships, and a practical understanding of Italian property systems, regulations, and market dynamics.
As an experienced real estate consultant, Luca also supports clients with property acquisition and sales, drawing on a growing portfolio of residential listings and buyer mandates across Tuscany. His work includes identifying suitable properties, advising on market positioning, coordinating viewings, and guiding clients through the practical and commercial aspects of the transaction process.
Within the property management side of the business, he leads contractor coordination, property inspections, preventative maintenance planning, and on-site oversight, acting as the trusted local representative for owners who are not present year-round. Beyond daily operations, Luca contributes to the strategic positioning of each property by aligning maintenance standards, presentation, and operational structure with long-term rental performance and asset value.
His network of vetted artisans, technicians, and service providers enables efficient response times, whether managing routine upkeep or urgent matters. With a structured and detail-oriented approach, Luca ensures that every villa or apartment is not only professionally maintained, but strategically managed to protect its reputation, enhance rental performance, and preserve its long-term value.

Yvonne leads the client journey from first consultation to ongoing partnership. A Dutch native fluent in English, she brings an international perspective combined with a deep understanding of the expectations of second-home owners and global travellers.
With a professional background in marketing, communications, and public relations, she brings particular expertise in client engagement, brand positioning, and reputation management. This enables her to approach each property not only as a home to be managed, but as a distinctive asset whose presentation, communication, and guest experience must remain consistent at every touchpoint.
She oversees guest communication, guest experience design, and strategic service structuring, ensuring that each property is managed with clarity, transparency, and attention to detail. Her role bridges cultures, translating the precision of international service standards into the practical realities of operating in Tuscany.
From the first guest enquiry to detailed pre-arrival consultations and communication throughout each stay, she ensures that every interaction reflects professionalism, discretion, and care. Her focus is on creating exceptional guest journeys that build trust and strengthen the long-term reputation of each property.
